With a new year comes new hope. Sometimes that hope is even based on fact, which is the case for the Colorado Springs real estate market. Those facts are: Homes sales for December were up 3.5% from last year, the 6th consecutive monthly increase. While prices remain soft (September was down 5.2% or 4%, depending on whether you compare the average or the median), year-to-date sales are now ahead of last year as well. While prices remained soft (down 5.2%), this was the first year to year increase in some time. The 90th percentile was $390,000, and 17.4% of sales were disclosed as ‘distressed’ in some fashion (bank owned, short sale, etc). August 2010 single family home sales in Colorado Springs dropped for the 2nd month in a row compared to the prior year, by 22.8% at 688 homes. Year to date sales are now even with last year, but assuming the current trend of year to year declines [...] June Colorado Springs home sales were up 4.7%, compared with June of 2009. This was undoubtedly affected by deadline of the Home Buyers Tax Credit, with June 30 being the last day to close to still be eligible (before the last minute extension of the closing deadline passed by both the house and the senate). Sales were up 6.7%, the median price (1/2 above, 1/2 below) was up 2.1%, and the average was 5.3% over 2009.
