June Colorado Springs home sales were up 4.7%, compared with June of 2009. This was undoubtedly affected by deadline of the Home Buyers Tax Credit, with June 30 being the last day to close to still be eligible (before the last minute extension of the closing deadline passed by both the house and the senate). [...]
We were expecting May to be a strong closing month, and while it wasn’t outrageously great, it was respectable. Sales were up 6.7%, the median price (1/2 above, 1/2 below) was up 2.1%, and the average was 5.3% over 2009. Other notables:
The inventory of unsold homes jumped 10.0%
The sale price to list price ratio dropped [...]
April was a good month in the real estate business in Colorado Springs. Homes sales were up 11.9% over last year, and prices were up 4.7%, a very respectable amount. While the tax credit expiration of April 30 undoubtedly pulled some activity into the month, most of the impact of that will likely be felt [...]
There are lots of ways that home values get reported in Colorado Springs. Many of us as agents track this tightly, the Pikes Peak Association of Realtors definitely makes a major effort, and the El Paso County Assessors office takes its own swing at the issue. But this is one area where I really have [...]
Preliminary figures indicate homes sale rose again in Colorado Springs for the 7th consecutive month at a double digit pace of 13.5%. Prices were also up, though barely, with the average up .4%, and the median (1/2 above, 1/2 below), up only 2.7%. The inventory of unsold homes for sale dropped again, to 4,361 units [...]
Single family home sales were up in January by 12.3% over a year ago at 464 units (preliminary data). Prices were also up, with the mean up 6.2% ($211,008) and the median (1/2 above, 1/2 below $178,250) up 3.0%. January of 2009, in fairness, was a terrible month. This January and last January, were in [...]
Today was RE/MAX Properties Luxury Home Professionals home tour. Our company has a great program for marketing luxury homes that includes special training for participating agents, as well as a monthly tour of luxury homes, alternated between the north and south areas. Today’s tour was of the southwest side of town, and we had listings [...]
Happy New Year! I love it when we see year to year increases in Colorado Springs home sales, and December was our 5th in a row of double digit increases. While prices did not do as well (mean down 1.9% $223,143, median up 6.9% at $192,500), an encouraging sign was the 90th percentile jumped from [...]
I listed a house this week in Fountain, and since I had not written about Fountain in a while, thought I’d dedicate a blog entry to it. Fountain is an incorporated city in it’s own right, but since it is only 10- 15 minutes south of Colorado Springs and part of the metro [...]
Despite improvements in the housing figures in Colorado Springs over the last several months, there is no doubt that the action is on the affordable end. 50% of Jul 2009 sales were under $199,500, but almost 69% were under $250,000. 82.9% percent were below the FHA loan limit of $325,000, and the 90th percentile (90% [...]
