Spring is when our listing inventory grows. The number of homes for sale in Colorado Springs stands at 4600 as of this writing, a 5% increase in the last 11 days and a 16.4% increase since the end of December. There are many reasons that we have more listings going into the spring.
Many sellers want to move when school gets out. Allowing for a 30 day closing and a 60 day marketing period, March 1 is a big day for sellers starting to hit the market
Houses typically show better in the spring. As the weather improves, people can spend more time outside, and so it is easier to empty out the house a little to stage it
Military duty rotations tend to follow the school year, so some of our military sellers finally get their orders and know they really will be moving
Sellers (and their agents) know that the spring selling season is the busiest, and they want to be there when the buyers arrive. July tends to be our peak closing month, January our lowest. In 2009, we closed 129% more homes in July than we did in January. In 2008, it was only 65.9% more, but keep in mind that was as we were descending into recession.
