The Colorado Springs real estate market is constantly changing (see my latest commentary on local conditions here). Therefore, it really pays to approach our local market the right way while considering the current landscape.
In all scenarios, however, below are some keys to succeeding in the real estate market.
1. Hire a competent agent to represent your interests and counsel you in pricing and marketing your home (…like Rick Van Wieren ? ).
2. Don’t scrimp on ‘fix-ups’ for your home. The homes that shine, sell (assuming they are priced sharp!).
3. Price your house objectively. Your agent will help you with this, but it is important to be objective, and what you paid for your house 2 years ago is not necessarily what it will sell for right now. Also, just because things are moving now, does not mean you can overprice your home and expect it sell. If anything, a fast moving market makes buyers more price conscious, and more aware of how long a house is on the market.
4. If you owe more than you think your home is worth, but still NEED to sell, I am a Certified Distressed Property Expert and can help you with options.
