Worried about trying to find a new home while selling your old one simultaneously? Did you know that there is a way to buy a home before you sell? In such an extremely competitive market, having a contingency makes it even harder.
A contingency is almost like an “if-then” situation. Having to sell your current home in order to buy a new one is considered a contingency because you can only buy IF your current home sells.
With how fast the current market is moving, this can be nerve wracking for many people. If your current home sells immediately and it takes a little longer to find your next home, many people are left wondering where they can live in the interim.
Well, there is a new program to help people in this situation and Mary Barkley just got certified to help our clients do it! You can get the certainty of buying the new home you want first and then selling your old one.
Here’s how the process works:
1. Get Your New Home Loan in just 3 minutes with our help!
2. Buy Your New Home First. We will work together to find your dream home and then we will help you make a competitive, non-contingent offer on it and win! Once you’ve closed, it will be time to plan your move. Move in and get settled in your new home. You’ll only pay your new mortgage. Payments on your old loan will be covered for up to 6 months.
3. Sell Your Old House. You’ll get an advance of up to $25K and access to a contractor network so you can get your old house ready to sell. After your home is in top condition, we will list your house and manage showings with potential buyers. When your house sells, you’ll use the proceeds from the sale to pay back for any costs covered during the process plus regular closing costs (without interest!). We will work with the Title Company to get the deal to the finish line. It’s that simple!
