Real Estate in Colorado Springs April 2021 broke records upon records last month!
The average sold price hit a record high of $481,858, up 22.6% (or over $88,000!) from last April. The median sold price hit a record high of $425,000 which is up 18.1% (or $75,000!) from last year. The Pikes Peak Region continues to see double-digit price increases and buyers are feeling the pressure from the competitive environment and bidding wars.
While we did not have a new record low for inventory, there were still only 568 homes for sale on May 3rd in the entire region. This equates to only a 0.38-month supply of homes, or roughly 11 days. How tight is the inventory? As of this morning 5/4, there were only 175 homes for sale in our MLS with a Colorado Springs address that were existing (excluding new construction). At any price. Of those, only 41 were under $400k. Last year on May 1st we had 1,558 homes for sale compared to the 568 homes for sale today– that’s nearly 1,000 less homes for sale! However, the demand for homes has not decreased and sales are actually increasing. It’s not hard to see why the competition is so fierce amongst buyers.
